Job Qualifications:
The ideal candidate for the Facilities and Maintenance Manager role in Chandler, AZ, will meet the following qualifications:
- Experience overseeing a multi-site property portfolio.
- 3-5 years of leadership experience in a supervisory role.
- EPA Air Conditioning (AC) certification.
- Certified Pool Operator (CPO) certification.
- Strong background in electrical and mechanical maintenance for commercial properties.
- Working knowledge of all construction phases, as well as local building and safety codes.
- General knowledge of electrical, plumbing, carpentry, air conditioning, and kitchen equipment maintenance.
- Expertise with life safety systems, including wet/dry fire systems, fire pumps, and controls.
- Familiarity with building management systems and work order software.
- Excellent communication skills, both written and verbal, along with strong organizational and problem-solving abilities.
- Adept in PC software (Excel, Word) and internet-based reporting systems.
- Capacity to work varied shifts, including some weekends and holidays, as needed.
Duties and Responsibilities:
As the Facilities and Maintenance Manager in Chandler, AZ, primary responsibilities include:
- Managing direct reports, including maintenance technicians, electricians, and custodial staff.
- Handling service request intake, work order management, and tracking completion.
- Overseeing contractor negotiations and approval of estimates, invoices, and other related documentation.
- Ensuring all work is completed to a satisfactory standard and in compliance with safety codes.
- Leading the application process for permits and attending inspections with government agencies.
- Conducting annual facilities site audits and budgeting capital projects and repairs.
- Developing and managing preventative maintenance plans for both in-house teams and third-party vendors.
- Coordinating RFPs and contracts for facilities-related vendors (e.g., landscaping, fire systems, pools).
- Supporting company activities like expansions, acquisitions, and dispositions.
- Preparing facilities for natural disasters, emergencies, and annual compliance inspections.
- Designing and maintaining an online asset database to catalog equipment and project lifecycle projections.
- Reviewing payroll timecards and conducting annual employee reviews in collaboration with HR.
