POSITION OVERVIEW

The Project Manager is responsible for overseeing all aspects of masonry construction projects from pre-construction through closeout. This role serves as the primary point of contact for clients, general contractors, and subcontractors while coordinating internal resources to deliver projects safely, on time, within budget, and to Keystone's award-winning quality standards.

The ideal candidate combines technical masonry knowledge with strong business acumen, excellent communication skills, and the ability to manage multiple complex projects simultaneously in a fast-paced construction environment.

KEY RESPONSIBILITIES

Project Planning & Estimating

• Review project plans, specifications, and scope of work for bidding opportunities

• Prepare accurate cost estimates, material takeoffs, and labor projections

• Develop competitive bids and proposals for commercial and residential masonry projects

• Participate in pre-bid meetings, site walks, and scope reviews

• Coordinate with estimating team and leadership on pricing strategies

Pre-Construction & Project Setup

• Lead pre-construction meetings with clients, general contractors, and design teams

• Review and negotiate subcontracts and purchase agreements

• Develop project schedules, sequencing plans, and resource allocation strategies

• Coordinate submittals, shop drawings, and material selections

• Establish project budgets and cash flow projections

Project Execution & Management

• Serve as primary client contact and maintain strong relationships throughout project lifecycle

• Coordinate with field superintendents and foremen to ensure quality execution

• Monitor project progress against schedule and budget targets

• Manage change orders, RFIs, and project documentation

• Conduct regular site visits to assess progress, quality, and safety compliance

• Lead weekly project meetings with internal teams and external stakeholders

Financial Management & Controls

• Track project costs, labor hours, and material usage against budget

• Process and approve invoices, purchase orders, and payment applications

• Prepare and submit progress billing and payment applications

• Monitor job profitability and implement corrective actions as needed

• Ensure accurate and timely certified payroll compliance (Davis-Bacon, prevailing wage)

Quality & Safety Oversight

• Uphold Keystone's standards of quality and craftsmanship on every project

• Ensure compliance with building codes, specifications, and contract requirements

• Support safety program implementation and OSHA compliance in the field

• Address quality issues promptly and implement corrective measures

• Document and resolve warranty items and punch list work

Client & Stakeholder Relations

• Build and maintain strong relationships with general contractors, architects, engineers, and owners

• Communicate project status, challenges, and solutions proactively

• Negotiate and resolve conflicts professionally and efficiently

• Represent Keystone's values of integrity and quality in all interactions

• Support business development efforts and pursue repeat business opportunities

Team Leadership & Coordination

• Collaborate with operations team, superintendents, foremen, and field crews

• Coordinate with office staff on administrative, HR, and financial matters

• Mentor and develop project coordinators and assistant project managers

• Foster a culture of accountability, teamwork, and continuous improvement

Administrative & Reporting

• Maintain organized project files and documentation (contracts, submittals, RFIs, change orders)

• Prepare project status reports and forecasts for leadership

• Utilize construction management software for scheduling, tracking, and reporting

• Ensure compliance with contractual requirements and company policies

• Support closeout documentation, as-builts, and warranty processes
