POSITION OVERVIEW
The Director of Marketing is both a marketing leader and an operational partner who owns how Chamberlin + Associates positions, promotes, and performs across a portfolio of 14,000 units. This person does not sit behind a desk managing ad spend. They are in the field, at the properties, working alongside regional and site teams to understand what is driving leasing performance and what is holding it back. They bring marketing expertise and operational fluency together in a way that produces real outcomes including more leads, more tours, more applications, and stronger ownership relationships. They lead a small in-house team, own the marketing technology stack, and contribute to business development through the quality of their communications and the credibility they bring to every ownership conversation.
SCOPE OF RESPONSIBILITY
- Full marketing oversight across the Chamberlin portfolio of approximately 14,000 units.
- Leadership and development of a two-person in-house marketing team.
- Ownership of the marketing technology stack including ILS platforms, reputation management tools, and related systems.
- Pricing analysis and competitive market evaluation in partnership with operations leadership.
- Reputation management oversight including reporting on and driving engagement with online review scores across the portfolio.
- Internal marketing infrastructure including collateral, templates, and leasing presentation support for site teams.
- Business development support including pitch book development and owner communications.
KEY RESPONSIBILITIES
Portfolio Marketing & Performance
- Own marketing strategy and execution across the full Chamberlin portfolio, providing guidance on ILS placement, digital advertising, social media, and promotional campaigns tailored to each property's market position and leasing needs.
- Advise site teams and regional managers on how to allocate individual property marketing budgets to maximize leads, tours, and applications relative to cost.
- Monitor and analyze marketing performance metrics across the portfolio on a regular cadence, identifying trends, flagging underperforming properties, and driving corrective action in partnership with operations.
- Conduct regular property visits to evaluate marketing presentation, curb appeal, leasing office environment, and site team engagement with the leasing process.
- Ensure all property marketing materials are current, accurate, and consistent with Chamberlin brand standards across every platform and channel.
Pricing Analysis & Competitive Intelligence
- Evaluate current pricing across the portfolio against market comps, occupancy trends, and leasing velocity, identifying properties where pricing may be contributing to performance challenges.
- Develop and maintain a competitive market analysis process that gives operations leadership a clear, current picture of how each property positions against its direct competitors.
- Present pricing findings and recommendations to regional and property leadership in a format that is actionable and easy to apply at the site level.
- Partner with operations on lease renewal pricing strategy, ensuring renewal rates reflect both market conditions and retention goals.
Reputation Management
- Oversee online reputation management across the portfolio, tracking review scores, response rates, and sentiment trends across all major platforms.
- Report on reputation performance to regional and property leadership on a consistent cadence, identifying properties with declining scores or engagement gaps that require operational attention.
- Drive engagement from site teams on review response practices, coaching property staff on how to respond to reviews in a way that reflects the Chamberlin brand.
- Partner with operations to identify the root causes of negative review patterns and develop targeted interventions that address the underlying service or maintenance issues.
Internal Marketing & Communications
- Develop and maintain internal marketing infrastructure including templates, collateral, photography standards, and leasing presentation materials that site teams can use consistently across the portfolio.
- Support site team training on leasing presentation, marketing platform utilization, and brand standards in partnership with the Director of Training.
- Produce internal communications and marketing updates that keep regional and corporate leadership informed on portfolio marketing performance and initiatives.
Business Development Support
- Develop compelling pitch books and presentation materials that support the VP of Client Relations and senior leadership in ownership conversations and new business pursuits.
- Create owner-facing communications including portfolio performance summaries, market updates, and asset-specific marketing reports that reinforce Chamberlin's value as a management partner.
- Contribute to the development of Chamberlin's external brand presence, ensuring the company's positioning in the market reflects the quality and professionalism of the management platform.
Team & Technology Leadership
- Directly manage and develop a two-person in-house marketing team, setting clear expectations and building a team that delivers consistent, high-quality marketing support across the portfolio.
- Own and manage the marketing technology stack including ILS platforms, reputation management tools, and related systems, ensuring tools are properly configured, utilized, and producing accurate data.
- Evaluate emerging marketing technologies and platforms, making recommendations to leadership on investments that would meaningfully improve leasing performance or operational efficiency.
QUALIFICATIONS
Required
- One of the following experience profiles is required. Candidates must clearly demonstrate one path or the other.
- Path A: 5 to 7 years of multifamily property management experience with at least 2 years in a regional capacity, combined with demonstrated marketing knowledge and the ability to connect leasing performance to marketing strategy.
- Path B: 5+ years of experience in marketing with at least 2 years in a leadership role, combined with demonstrated fluency in multifamily operations sufficient to diagnose leasing and pricing issues at the property level.
- Demonstrated ability to analyze marketing performance data, pricing trends, and competitive market conditions and translate findings into clear, actionable recommendations.
- Experience managing or overseeing online reputation platforms and developing engagement strategies that improve review scores and response quality.
- Outstanding written and verbal communication skills with the ability to produce polished owner-facing materials and present findings confidently to leadership and site teams.
- Experience managing a small team with direct accountability for performance and development.
Preferred
- Direct experience with ILS platforms, reputation management tools, and property management marketing technology in a multifamily environment.
- Experience contributing to business development materials including pitch books, RFP responses, or owner presentations.
- Familiarity with AppFolio or comparable property management software and its marketing and reporting capabilities.
- Experience developing training materials or coaching site teams on leasing presentation and marketing best practices.
