Physical Plant Assistant - The Park at Surprise

Who You Are:

You enjoy aiding in maintenance and physical plant operational work. This role assists in completing physical plant services assigned by PPD or ED to maintain the building and grounds of the community.

Essential Duties and Responsibilities:

• Assist in managing the day-to-day and long-term maintenance of the Community as directed by the PPD.
• Maintain proper scheduling of assigned duties and obtain materials to perform cost effective maintenance and repair activity; Reports items affecting (or potentially affecting) proper and safe operation of the building or equipment to PPD.
• Maintains tools and equipment and keeps supplies and parts in order. Cleans work area, tools, machines, and equipment.
• Paints, apply wall patches, apply wall texture, clean carpets, preform light plumbing, and perform other basic building repairs including refurbishing
• Work as a team member and maintain positive working relationships with all staff at the community; Treat fellow staff with respect and sensitivity to the requirements of their jobs.
• Assists PPD with various reports as required.
• Serves as housekeeper to cover unfilled shifts or other related housekeeping duties as needed.
• Rearranges, moves, and/or adjusts furniture in the community, including resident rooms.
• Attend all required meetings and in-service trainings. Assists PPD with conducting drills in accordance with community policy. This includes fire, elopement, emergency situations, and others for all shifts.
• Other duties as assigned

• Must be able to effectively communicate verbally and in writing in Standard English and use own judgment and initiative in daily activities.
• Must be a mature individual. Must possess the ability to multi-task in a fast-paced environment and perform a variety of tasks, often changing assignments on short notice.
• Must be drug-free and submit to urinalysis drug screening upon hire and routinely.
• Must be able to pass a criminal background check upon hire and as required by state regulations.
• The employee shall be responsible for maintaining the integrity of Koelsch Communities.

Licenses, Certifications, & Education Required:

• HVAC, electrical, carpentry, or other related training is desired, but not required to be successful in this position.

Supervisory Requirements:

• This role does not have any supervisory requirements.

Uniform and Appearance Requirements:

• Professional maintenance work-wear abiding by the Community dress code policy.

Position Equipment:

• Various equipment will be assigned by the Physical Plant Director.

Work location and Travel Requirements:

• This role is a 100% on-site role.

Physical Demands:

The employee is frequently required to stand, walk, carry, push, and pull up to 50 pounds, use hands to handle or feel, and reach with hands and arms.
