We are a group of fast-moving, high-growth companies in Arizona operating in real estate, vacation rental property management, and home services. We use QuickBooks Online and Track Hospitality Software to manage multiple trust and operating accounts across three entities:

• Neighbors Luxury Real Estate (NLRE)
• Neighbors Luxury Vacation Rentals (NLVR)
• The Abode Pro (AP)

We are looking for a freelancer to conduct a full audit of our current accounting across three entities , identify issues or inconsistencies, and then clean, correct, and reconcile our books in QuickBooks Online and Track. After the clean-up, you will help build clear SOPs to support our in-house bookkeeper.

• Conduct a full audit of all accounting activity in QuickBooks Online and Track across three entities
• Identify discrepancies, duplications, missing entries, and misclassifications
• Reconcile all bank, credit card, and trust accounts after audit findings are documented
• Correct errors and realign entries to reflect accurate and complete financial records
• Align reimbursable expenses, owner charges, and contractor/vendor payments to the correct categories
• Create clean financial reports to hand off to CPA
• Review and correct TPT entries and categorize them properly
• Assist with preparing year-to-date reports for 1099s, taxes, and owner summaries
• Build out clear, repeatable Standard Operating Procedures (SOPs) for our internal bookkeeper, covering:
• Weekly and monthly reconciliations
• Owner billing and reimbursements
• TPT filing workflow
• Contractor payments and documentation
• Report generation and monthly close

• A QuickBooks Online power user with multi-entity and trust accounting experience
• Experienced in property management or real estate accounting
• Familiar with platforms like Track Hospitality, Hostaway, Guesty, or similar (Track is preferred but not required)
• Obsessed with clean, reconciled books and proper audit trails
• Process-minded—you know how to build systems that are scalable and idiot-proof
• Comfortable diving into messy systems and untangling years of inconsistent data
• Fast, focused, and a great communicator
