Home Loan Specialist - TPO Funding

Our client is seeking a detail-oriented Home Loan Specialist to join their Mortgage Fulfillment Division (MFD). This role focuses on the critical final stage of the loan lifecycle: Third-Party Origination (TPO) Funding. You will be responsible for reviewing closing packages, clearing final conditions, and authorizing the disbursement of funds for our broker and correspondent partners.

This is a contract-to-hire fully onsite position. We are looking for high-performers who want to prove their value and transition into a long-term career with a leading mortgage lender. Schedule: Monday – Friday; occasional overtime may be required during month-end peaks.

Responsibilities

Home Loan Specialist – TPO Funding (Temp-to-Hire)

Key Responsibilities

• Final Audit: Review executed loan closing packages for accuracy, completeness, and compliance with federal regulations and company guidelines.

• Condition Clearing: Verify and clear all "Prior-to-Funding" (PTF) conditions.

• Wire Authorization: Coordinate with Title and Escrow companies to calculate final wire amounts and initiate the funding process.

• Partner Support: Act as the primary point of contact for external brokers and title agents to resolve funding discrepancies quickly.

• Data Integrity: Ensure all loan data in the LOS (Loan Origination System) matches the final signed documentation.

Required Qualifications

• Experience: 1–3 years of experience in mortgage loan processing, closing, or funding (TPO experience preferred).

• Technical Skills: Proficiency with Loan Origination Systems (e.g., Encompass, Empower) and Microsoft Excel.

• Knowledge: Understanding of TRID, RESPA, and general mortgage compliance.

• Attributes: Exceptional "eagle-eye" attention to detail and the ability to work under tight, same-day funding deadlines.

• Communication: Professional phone and email etiquette for handling external partner relationships.
