The Lease Revenue Analyst manages and oversees the revenue stream for a portfolio of properties via the monthly rent roll cycle and various other processes using very high-tech system applications. The Analyst is responsible for complete, accurate and timely billing of rents, additional charges and other revenue in accordance with the terms of the lease agreements.
Due to the complexity of the leases, amendments and other documents - in addition to the intricate and sophisticated nature of the system applications - the Lease Revenue Analyst must analyze and interpret the lease language to determine the appropriate administration of agreements for accuracy in billing and financial reporting. The Lease Revenue Analyst must possess a good understanding of how the system applications operate, know its limitations and be able to identify system-related issues or bugs.
This is a full-time, hybrid position with two scheduled days in the office and three days remote.
In This Role, You Will:
- Manage, maintain, and ensure completeness of entire rent roll. Examples are as follows:
- Calculate all changes in base rent, fixed CAM, promotional dues, Business Development, ground leases, and all other monthly recurring revenue that is primarily based on financial terms per lease agreements or other contracts.
- Ensure timely billing and rent roll changes for specialty tenants.
- Make all necessary rent roll and billing adjustments due to lease extensions, abated rent lease terminations, tenants holding over, bankruptcy settlements, and other lease amendments or other agreements.
- Coordinate rent roll impounds for all reimbursement of recoverable expenses with Recoveries Accountant.
- Administer billing/tenant notification of any monthly rent roll changes.
- Review Leasing Services input of financial data into system.
- Maintains all tenant lease related tenancies and activities associated with accounts, units, and lease records in the system.
- Analyze and interpret leases, amendments, and other documents to discern appropriate entry and set up of each agreement.
- Calculate and oversee annual/periodic tenant billings such as percentage rent and other miscellaneous charges.
- Ensure overall tenant/customer compliance with all financial terms per lease agreements or other contracts.
- Processes miscellaneous one-time charges and reimbursements.
- Administers tenant address changes by verifying request and updating customer accounts.
- Reviews co-tenancy requests and determines if Landlord is in compliance or non-compliance of co-tenancy terms. Administers billing changes when necessary.
- Calculate revenue accruals and reconcile related accounts (excluding reimbursement of recoverable expenses handled by recoveries and property accountants) as applicable.
- Respond to questions regarding revenue portion of budgets and projections.
- Act as liaison for Accounts Receivable Associates with difficult billing and accounts receivable issues.
- Assist Property and Leasing Managers with all revenue related questions and issues.
- All other duties as assigned.
What You Bring to Macerich:
Required:
- High school diploma or equivalent.
- Ability to comprehend, interpret and apply complex lease provisions.
- Basic understanding of accounting principles and accrual accounting.
- Intermediate knowledge of Microsoft Office including Word, Excel, Power Point and Outlook
