Job Description: We are seeking a dedicated and experienced Maintenance Manager to oversee all maintenance, repair, and upkeep operations at Black Rock RV Village. The ideal candidate will be a hands-on leader with a strong technical background, a commitment to safety, and a passion for maintaining a pristine and functional environment for our guests.

Key Responsibilities:

• Operational & Financial Management: Responsible for all ordering, scheduling, tracking, costing, and budgeting related to maintenance operations.

• Hands-on Maintenance & Leadership: Actively participate in and lead a team in completing a wide range of maintenance tasks, from landscaping and tree trimming (including work with heavy equipment like boom lifts, backhoes, and scissors lifts) to complex system repairs.

• Facility & Infrastructure Upkeep: Oversee and perform routine and preventative maintenance on all park facilities, including RV sites, utility hookups, restrooms, laundry, common areas, and recreational amenities. This extends to building maintenance, commercial HVAC, restaurant equipment, car wash operations, and washer/dryer repair. Ensure proper functioning of plumbing, electrical systems (including 220v two-phase), pneumatic/hydraulic systems, and complex well systems. Manage irrigation, RO water systems, and propane pumping stations.

• Grounds & Equipment Management: Maintain park grounds, landscaping, gravel roads, and an off-road RC racetrack. Ensure all maintenance equipment and vehicles, including golf carts, standby generators, and heavy equipment (dump trucks, water trucks), are in excellent working order.

• Vehicle Maintenance: Perform and oversee maintenance on a variety of park vehicles and trailers, including engine/transmission services, tune-ups, brake jobs, fuel system maintenance, and lubrication.

• Tool Proficiency & Fabrication: Proficiently use and maintain a wide array of hand, electric, cordless, and air tools. Apply skills in welding, plasma cutting, metal fabrication, painting, woodworking, drywall, and general construction.

• Property Care & Environmental Management: Oversee property care, including sports court protection/repair, dog park sanitation, building/grounds maintenance, weed control, trash management, and gravel screening. Provide plant and tree care, and assist with wildlife removal.

• Safety & Compliance: Develop, implement, and enforce safety protocols and procedures for all maintenance activities, ensuring regulatory compliance.

• Inventory & Vendor Coordination: Manage inventory of parts and supplies, and coordinate with external contractors for specialized projects.

• Problem Solving: Respond promptly to maintenance requests and emergencies, troubleshooting issues and implementing effective solutions.

• Pool & Spa Maintenance: Responsible for cleaning, maintenance, and repair of pool and spa systems, including pumps and heaters.

Qualifications:

• Proven extensive hands-on experience in maintenance management, facility management, or a related trades field, demonstrating a strong technical background across diverse disciplines.

• Strong leadership and team management skills, with the ability to motivate, train, and work alongside staff.

• Exceptional technical knowledge and practical experience with advanced plumbing, electrical, pneumatic, and hydraulic systems, and complex well system logic controls.

• Proficiency in operating and maintaining heavy equipment and a wide range of specialized tools and fabrication equipment.

• Demonstrated expertise in vehicle maintenance (gas/diesel, various types).

• Comprehensive understanding of safety protocols and best practices in all maintenance operations.

• Ability to troubleshoot complex issues across diverse systems and implement effective solutions independently.

• Experience managing budgets, tracking costs, and controlling maintenance-related expenses.

• Strong organizational skills, attention to detail, and the ability to manage multiple priorities in a fast-paced outdoor environment.

• Knowledge of property care, landscaping, and environmental management, including plant/tree care and wildlife handling.

• Passion for outdoor recreation and contributing to memorable guest experiences through meticulously maintained facilities.
