Job Title: Maintenance Technician
Pay Rate: $18.80/Hour on W2
Location: Surprise, AZ 85378
Duration: 4 Months with a possibility of an extension
Shift Hours: 08:00AM to 05:00PM

Job Description

Job Duties

Perform skilled and semi-skilled labor in the repair and maintenance of HAMC properties, including carpentry, plumbing, painting, mechanical, and basic non-licensed electrical work.
Operate a variety of hand and power tools to complete maintenance and repair tasks safely and efficiently.
Read and interpret work orders; identify material and equipment requirements, order supplies, and document work performed.
Conduct repairs, preventive maintenance, and component replacements on mechanical, electrical, and plumbing systems.
Make structural repairs to doors, windows, fences, roofs, foundations, ceilings, floors, and walls.
Assist in tracking inventory, reordering supplies, and maintaining tools and equipment in proper working condition.
Maintain, clean, adjust, and repair heating and air conditioning units as required.
Inspect properties and grounds for safety hazards, security issues, and maintenance needs; report and resolve problems promptly.
Perform landscaping duties and ensure outdoor areas remain clean, safe, and hazard-free.
Follow all safety procedures; handle and dispose of hazardous materials in compliance with regulations.
Clean spills and unsanitary conditions promptly and according to established procedures.
Maintain confidentiality of all work-related issues, client records, and organizational information.
Provide courteous and cooperative service to residents, visitors, and staff, supporting positive community relations.
Uphold the Executive Director's priorities and assist in achieving operational goals of HAMC.
Perform other related maintenance and repair duties as assigned.

Skills Required
Knowledge of HAMC policies, procedures, and operational standards.
Knowledge of practices, procedures, and equipment used in housing property maintenance.
Knowledge of tools and equipment required for building and grounds maintenance.
Knowledge of proper cleaning methods for floors, carpets, furniture, walls, and fixtures.
Knowledge of occupational hazards and appropriate safety precautions.
Skilled in maintaining and repairing public housing facilities and related systems.
Skilled in the safe and effective operation of maintenance tools and equipment.
Skilled in the use and upkeep of power and hand tools.
Skilled in following, implementing, and communicating safety standards.
Skilled in performing heavy manual labor under varying and extreme weather conditions.
Skilled in interpreting and communicating verbal and written instructions clearly and effectively.

Experience Required
3 year's building maintenance

Education Required
High School diploma or GED equivalent

Additional Information

Work requires a valid, unrestricted Arizona Driver License and the use of personal tools. Duties are performed both indoors often in unsanitary conditions and outdoors with prolonged exposure to Arizona heat and loud noise. The role involves physical activity, including standing, walking, climbing, bending, kneeling, and lifting up to 50 pounds. Employees must safely operate hand and power tools, perform heavy maintenance and repair tasks, and use standard office equipment such as a computer as needed.
