Commercial Escrow Paralegal

A growing title company in Phoenix, Arizona is seeking an experienced Commercial Escrow Paralegal to support its commercial transaction team. This role focuses on managing complex commercial escrow files, coordinating due diligence, and ensuring smooth closings. The ideal candidate will have a strong understanding of title and escrow processes and the ability to manage high-value transactions in a fast-paced environment.

Key Responsibilities

• Open and manage commercial escrow files in accordance with company procedures.
• Review purchase agreements and escrow instructions to track requirements, timelines, and deadlines.
• Draft and review escrow instructions, amendments, and closing documents.
• Review title commitments, surveys, and entity documents to identify issues and coordinate resolution.
• Assist with clearing title by obtaining payoffs, lien releases, and related documents.
• Coordinate with underwriters, lenders, attorneys, and stakeholders throughout the transaction.
• Prepare and balance settlement statements and support funding and disbursement processes.
• Assist with closing packages, recording documents, and post-closing deliverables.
• Ensure compliance with company procedures, state requirements, and escrow regulations.

Qualifications

• 2–5+ years of experience in managing the escrow process, preferably for commercial properties.
• Familiarity with ALTA standards, title commitments, endorsements, and curative work.
• Ability to interpret purchase agreements, loan documents, and entity documentation.
• Excellent communication skills and ability to work with clients, attorneys, and lenders.
• High attention to detail and ability to manage multiple transactions under tight deadlines.
• Proficiency with escrow/title systems and Microsoft Office, including Excel.

The compensation range for this position is $70,000-$80,000 plus merit-based bonuses. The company also offers a comprehensive benefits package that includes medical, dental, vision, and life insurance, along with a 401(k) plan with a match and 17 PTO days to start. xrczosw
