- Prepare, review, and finalize loan closing documents for Non-QM mortgage loans, ensuring accuracy and adherence to company and investor guidelines.
- Verify loan terms, fees, and conditions, ensuring compliance with all applicable state and federal regulations.
- Coordinate with account executives, underwriters, processors, and other stakeholders to facilitate timely and efficient closings.
- Identify and resolve any outstanding conditions, discrepancies, or documentation issues prior to closing and funding.
- Ensure all required documentation is properly executed, recorded, and stored in compliance with company and regulatory requirements.
- Communicate closing timelines, funding status, and expectations to all involved parties to ensure a seamless borrower and partner experience.
- Review closed loan files to confirm that all funding conditions are satisfied before authorizing fund disbursement.
- Authorize the release of funds to title or escrow companies once all closing conditions are met, ensuring compliance with internal wire procedures.
- Balance and disburse loan funds in accordance with company policies and reconcile warehouse lines daily for accuracy.
- Audit closed loan packages for completeness, accuracy, and regulatory compliance prior to funding.
- Maintain accurate records of loan files and funding transactions, ensuring timely upload of documents into the Loan Origination System (LOS).
- Stay current on Non-QM program updates, investor requirements, and regulatory changes to ensure compliant and efficient processes.
- Assist in identifying and implementing process improvements to enhance operational accuracy and workflow efficiency.
- Provide support and guidance to team members as needed, fostering a collaborative and high-performing work environment.
- 3+ years of experience in mortgage closing and funding preferably in the Non-QM space.
- Strong knowledge of Non-QM loan products, mortgage closing/funding procedures, and regulatory requirements.
- Experience working with Loan Origination Systems (LOS) and mortgage document preparation software.
- Detail-oriented with strong analytical and problem-solving skills.
- Excellent communication and organizational abilities, with the capacity to multitask in a fast-paced environment.
- Ability to work both independently and collaboratively to meet deadlines and maintain efficiency.
- Familiarity with TRID, RESPA, and other mortgage compliance regulations.
- Proficiency in Microsoft Office Suite (Excel, Word, Outlook) and wire reconciliation processes is a plus.
