Position Summary

Projects Supervisor 13134 DDC - Tucson, AZ Job Description:

Under direct supervision of the Senior Facilities Operations Manager, plans and monitors progress of construction and renovation projects, estimates costs of projects, and advises staff and management of project costs, progress, deadlines, construction schedules, cost projection schedules and problems. Supervises assigned personnel, and prioritizes work orders and projects.

Essential Duties & Responsibilities

  • Performs a broad range of project supervision for the Facilities Department and other departments as required.
  • Supervises the Carpentry, Upholstery, and Painting trades’ shops/personnel, assigns, and prioritizes work orders/projects for these shops.
  • Creates and organizes schedules for tradesmen labor and organizes the workflow from the different Southern Arizona properties.
  • Contributes and supports Facility Department leaders through team efforts and accomplishes related collaborative results as required.
  • Conducts Safety Meetings with the In-House Projects Team.
  • Updates building records to ensure they are up to date, reflect completion of building structural and system changes, and ensures all red line changes are incorporated.
  • Reviews documents prior to bid for errors and omissions and coordinates between all parties.
  • Review and certify all applications for payment.
  • Drafts reports and assists in the review of programming, development of design concepts, and construction documents.
  • Schedules and mediates project meetings and documents report of meeting.
  • Monitors the progress of both, the design and construction services. Prepares construction observation reports relating to all aspects of design and construction projects.
  • Monitors and updates construction costs and budgets.
  • Conducts routine site inspections during construction; assists with substantial completion, final inspection and warranty repairs of projects.
  • Conducts, attends, and participates in staff meetings, site visits and inspections, and other meetings with federal, state, tribal and other agencies.
  • Contacts Management when a serious violation, accident or problem occurs.
  • Prepares project budgets in conjunction with departmental leaders to ensure that costs remain within stated budgets or obtain approval to exceed stated budgets and provide final cost analysis of all Facilities Department’s projects.
  • Assists in the review of contractors’ quotes and claims for unnecessary costs or waste.
  • Assists in the approval process of requisitions and payments to architects, engineers, and contracting parties.
  • Assists in ensuring fulfillment of contractual obligations and schedules by architects, engineers, and contractors.
  • Assists with the purchase coordination of necessary products not specified in the construction contract bid that will be required to complete the project.
  • Negotiates construction costs for change orders, documents and prepares change orders.
  • Advises Facilities Management Team of all issues that pertain to construction documents, material call outs, and safety concerns.
  • Presents problems pertaining to construction and design, disputes to Management for resolution, and assists in solving problems.
  • Complies with agency requirements and submissions during construction phase.
  • Coordinates closeout documentation substantial completion, punch lists, and final acceptance.
  • Ensures construction activities are in accordance with plan specifications and codes.
  • Provides detailed oral and written reports, correspondence, and other communications regarding inspections including extent of deficiencies and requirements for corrections.
  • Maintains knowledge with respect to relevant state-of-the-art technology, equipment, and/or systems.
  • Keeps all parties abreast of all situations in a timely professional manner.
  • Stays abreast of new technologies and principles by conducting research; attending seminars, educational workshops, classes and conferences; reviewing professional publications; establishing networks; participating in professional societies; conferring with representatives of contracting agencies and related organizations.
  • Performs other duties as assigned.

Job Requirements

Minimum Qualifications:

Education And Experience

Bachelor’s degree in Building Construction, Architecture, Engineering or related field plus one (1) years related technical experience in construction project management; or equivalent combination of education and experience. Relevant and direct experience may be considered in lieu of degree requirement. Must have a valid Driver’s License with a clean driving record and be insurable (for driving). No felony, theft or stealing convictions. Must be 18 years of age or older. Must be able to pass a pre-employment drug/alcohol screen, background investigation, obtain and maintain a gaming license and to include the following:

Knowledge, Abilities, Skills, And Certifications

  • Demonstrated knowledge of Computer Aided Design (CAD), Microsoft Office Suite (Excel, Word, Power Point), and Workfront project management software.
  • Knowledge of the functions, structure, policies, and procedures of Tohono O’odham Gaming Enterprise..
  • Knowledge of applicable federal, state, county, and local laws, regulations, and requirements.
  • Knowledge of business English, proper spelling, grammar, punctuation, and basic arithmetic.
  • Knowledge of methods, practices, and techniques used in construction projects including accepted trade practices on new construction, remodeling, and maintenance and repair of building facilities.
  • Knowledge of technical aspects of document preparation.
  • Knowledge of federal procurement regulations and procedures.
  • Knowledge of electrical, utility, mechanical, carpentry, upholstery, painting, and plumbing trades.
  • Ability to communicate, read, and write clearly in basic English.
  • Ability to demonstrate outstanding guest service at all times.
  • Ability to solve complex problems and deal with a variety of indistinct variables in atypical situations.
  • Ability to maintain confidentiality.
  • Ability to interact and maintain good working relationships with individuals of varying social and cultural backgrounds, employees, and officials.
  • Ability to work efficiently under stressful conditions, makes solid decisions, and exercise independent judgment.
  • Ability to prepare and present detailed reports.
  • Ability to handle multiple tasks and meet strict deadlines.
  • Skill in planning, organizing, and supervising construction projects.
  • Skill in operating business computers and office machines, including word-processing, spreadsheets, and database software programs.
  • Skill in applying architectural and construction techniques and methods to resolve technical problems.

Physical Demands

While performing the duties of this job, the team member regularly is required to stand and sit; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear. The team member frequently is required to stand; and walk. The team member occasionally is required to climb or balance; and stoop, kneel, crouch, or crawl. The team member must occasionally lift and/or move up to 50 pounds.

Work Environment

Work is generally performed in office setting with a moderate noise level as well as, outdoors at construction work sites. Exposure to natural weather conditions, various dusts and mists, and normal debris and hazards common at construction sites may occur while performing outdoor duties. Situations where safety-toe shoes, safety goggles, gloves, protective face shields, or hardhats are needed may arise. Prolonged standing and walking may be on uneven surfaces or unstable ground. Tight time constraints and multiple demands are common. Some work is performed in a casino setting with exposure to second-hand smoke and a high noise level. Evening, graveyard, holiday and/or weekend work may be required. Extended hours and irregular shifts may also be required.
