Maintenance Manager
- Maintain the facility in full compliance with federal, state, and local regulations, as well as internal organizational standards.
- Conduct and document monthly Environment of Care (EOC) rounds, identifying deficiencies and ensuring corrective actions are completed.
- Lead and participate in disaster preparedness drills and ensure systems and staff are prepared for emergency situations.
- Ensure all building systems—HVAC, electrical, plumbing, fire safety, and security—are functioning safely and efficiently.
- Maintain accurate compliance logs, inspection records, service reports, and regulatory documentation.
- Oversee preventive and corrective maintenance programs to minimize downtime and extend equipment life.
- Prioritize and assign daily work orders to maintenance staff, ensuring timely completion.
- Monitor facility conditions regularly to identify maintenance needs before they become issues.
- Ensure proper use, repair, and inventory of maintenance tools, equipment, and supplies.
- Collaborate with outside contracting agencies and service providers to ensure facility needs are met.
- Obtain quotes, schedule services, monitor contractor performance, and verify work completion to organizational standards.
- Manage vendor relationships for specialized repairs, inspections, and large-scale maintenance projects.
- Communicate regularly with leadership regarding task progress, upcoming projects, identified risks, and resource needs.
- Provide guidance, training, and supervision to maintenance staff, promoting a positive and safe work environment.
- Participate in leadership meetings and contribute to planning, budgeting, and decision-making related to facility operations.
- Assist with the development and management of the annual maintenance budget.
- Track and report maintenance metrics, including completed work orders, downtime, and resource usage.
- Support long-term facility planning, upgrades, and capital improvement projects.
- Ensure all maintenance policies, procedures, and emergency protocols remain current.
- Work schedule varies based on the operational needs of the facility.
- On-call availability required for emergencies, after-hours issues, or urgent facility needs.
- May include weekend, holiday, or extended hours during critical events or repairs.
- 3–5 years of maintenance leadership experience preferred.
- Knowledge of building codes, safety regulations, and compliance standards.
- Strong organizational, communication, and problem-solving skills.
- Ability to read technical manuals, blueprints, and schematics.
