Function's Role :

Under general supervision of the Community Association Manager, the Maintenance Technician maintains all facilities, including but not limited to all mechanical systems, janitorial, any equipment and property.

Supervisory Responsibilities:

Supervises maintenance staff and outside vendors or temps for all maintenance operations.

Responsibilities and duties :

• Supervise and coordinate all duties for maintenance staff.
• Assess future grounds needs and schedule accordingly up to one year in advance.

Requirements :

• Assess and ensure compliance with all regulatory agencies.
• Inspect all facilities and equipment daily for operations and any hazardous conditions which may or may not exist.
• Report any problems to manager immediately.
• Generate work orders for all maintenance items.
• Work on daily and weekly plan activities.
• Assess urgency of work and recommend priority to manager.
• Complete preventative maintenance on all equipment and document accordingly.
• Keep, maintain, mark and secure Community Property (tools).
• Reasonable availability for after hour’s emergencies.
• Maintain inventory of all supplies needed for the Community as approved by the Community budget.
• Regular maintenance of facilities.
• Determine materials needed for repair issues in advance and consolidates procurement time/travel.
• Monitor all restroom facilities and supplies.
• Maintain order and cleanliness of maintenance office, supply shed, and immediate yard area.

Qualifications :

• Pool and Spa maintenance certification recommended but not required
• Position involves standing and movement throughout the day. Must be able to transport oneself around the property.
• Position will alternate between working indoors in controlled climate and proper lighting to an outdoor setting with variable climate and lighting.
• Must be able to lift heavy load utilizing safe work methods. Able to lift 75 pounds or more.
• Valid state driver’s license.
• High School Diploma or equivalent. 1 year maintenance experience.

Job duties may be modified if necessary.

Property Inspection:

• Check pools, spa.
• Clean Laundry rooms refill paper towels.
• Wipe down table’s pools, gazebo areas.
• Check for bad sprinklers, flag them and report to the Manager.
• Check for cracks in buildings and Landings let Manager know.
• Clean grills/check propane.
• Clean and maintain fountains.
• Maintain light posts.
• Check for any lights out.
• Check dumpster enclosures, remove any large items.
• Pick up any garbage on property.
• Clean out ashtrays.
• Blow and mop landings.
• Paint when needed.
• Rake up pine needles when landscaper is not on Property.
• Pick up supplies when needed.
• Empty Garbage cans throughout Property.

Winter hours:

• 7:00 AM- 3:00 PM Summer hours.
• 5:30 AM – 1:30 PM Spring hours.
• 5:30 AM - 1:30 PM Fall hours.
• 6:00 AM – 2:00 PM.
