Reporting: Maintenance personnel report directly to the Property Manager/Regional Manager
Job Duties and Responsibilities:
The Senior Maintenance Person will be responsible, under the direction of the Property Manager/Regional Manager, for the overall maintenance of the apartment complex and all areas related to the day‐to‐day maintenance
operations of the community. Essential duties include but are not limited to:
· Electrical, plumbing, carpentry, masonry and painting
· Repairing and treating structures such as showers, sinks, appliances, doors/cabinets, walls and
building exteriors
· Make ready units for new move‐ins
· Maintenance of all equipment and tools
· Repair and maintenance of security devices
· Making keys· Repair of locks/lock changes
· Repair of decks
· Caulking
· Repairing and replacing window screens
· Repair of doors and routine door checks throughout community
· Painting
· Replacing common area light bulbs
· Repair and replace light fixtures
· Repair of parking lots
· Painting parking lots
· Cleaning Gutters
· Have a working knowledge of HVAC systems and be able to maintain, repair and replace HVAC
Systems
· Responsible for 24-hour emergency maintenance
· Schedule and complete preventative maintenance program
· Complete grounds work such as: grounds pick up, sweeping and light landscaping
· Removal of ice and snow from parking lots
· Control of litter.
· Repair of appliances
· Pool maintenance experience required
· Coordinate special projects as directed
Building Maintenance and Repair:
The Senior Maintenance Person will be responsible for the proper repair and maintenance of all structures on the property to include preventative maintenance and minor repair of building structures, electrical and plumbing systems. This may include maintenance and repair of roofs, windows, walls, floors, millwork, insulation, masonry, pipes, and valves, electrical wiring and switches, and painting. Knowledge of proper tools and materials, safe practices, and techniques is also required.
Grounds Maintenance:
The Senior Maintenance Person is responsible for maintaining the grounds including the irrigation system. The Maintenance Technician must be knowledgeable and aware of ground maintenance issues such as seeding, fertilization, insect and lawn disease control, shrub and tree planting, pruning and trimming, minor roadway and sidewalk maintenance and repair, and snow and ice removal.
Oversight of Contractors:
The Senior Maintenance Person is responsible for overseeing all contractors on site to ensure compliance with property standards and contract provisions.
Plumbing:
The Senior Maintenance Person is responsible for unclogging drains and toilets, repairs and replacement of apartment fixtures such as sinks, toilets, water valves, showers, and faucets.
HVAC:
The Senior Maintenance Person is responsible for routine maintenance and repair, preventative maintenance, and replacement of all HVAC system components. The Maintenance Technician is responsible for knowing the proper operation and maintenance of all systems on the property.
Compliance with Government Laws and Regulations:
The Senior Maintenance Person must be familiar with and is responsible for compliance with applicable EPA and OSHA regulations regarding the proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerant.
Utility Service/Shut Offs:
The Senior Maintenance Person must, on the first day of employment, learn the locations of any shut-off keys, and shut-off locations for all electricity/gas/water services to the property. Additionally, the Maintenance Technician must be aware of the location of sewer clean-outs.
Pool/Spa Facilities:
The Maintenance Technician is responsible under the supervision of the Senior Maintenance/Property Manager of the safe operation of any pool and/or spa on the property including monitoring of water quality, gate and fence repairs, and compliance with local statutes and regulations. The Maintenance Technician must review, understand, and follow the procedures set forth in the ALLAN pool/spa manual.
Work Orders:
Work orders for occupied units, and common areas must be put in writing. Each property may have a slightly different system for logging in, processing, and filing work orders, but each system should ensure rapid response to all work orders and immediate response to emergency work orders-those relating to an immediate safety concern, potential fie safety, and water leaks. All orders will be viewed by the Property Manager and assigned to a Maintenance Person. When complete, the written work order, signed by the assigned person, is returned to the Property Manager with comments, and the Property Manager will be responsible for contacting the resident to confirm that the work order was satisfactorily completed. In the absence of the Property Manager, the staff will notify the Senior Maintenance Person when an immediate response is required, and the Senior Maintenance Person will respond accordingly.
Inventory Control:
The Senior Maintenance Person or assigned Maintenance Technician along with the Property Manager is responsible to maintain a working inventory of all normal parts and supplies required for the property. Orders will be prepared by the Senior Maintenance Person or assigned Maintenance Technician and approved by the Property Manager.
