Maintenance Director
Purpose
The primary purpose of this position is to assist in supervising the daily activities of the Maintenance Department in accordance with current federal, state, and local standards, guidelines and regulations governing our facility, and as may be directed by the Director of Maintenance, to assure that our facility is maintained in a safe and comfortable manner.
Essential Job Functions Duties and Responsibilities
Maintenance
- Assume the administrative authority, responsibility, and accountability of maintenance tasks. Supervise the daily maintenance functions of assigned personnel.
- Assist in developing procedures for performing daily maintenance tasks. Assist in standardizing the methods in which work is accomplished.
- Schedule work assignments, preparing work schedules, etc. Revise as necessary. Ensure that work schedules are followed as closely as practical.
- Implement recommendations from the Infection Control, Safety, and QA Committees, etc., as directed/necessary.
- Ensure that painting, rework or repairing of facility equipment is accomplished in accordance with established policies.
- Assist in demonstrating new products, maintenance techniques, etc., as directed.
- Maintain current written financial records and submit to Administrator/Executive Director and Safety Officer as requested.
Personnel Functions
- Assist in the orientation and training of maintenance personnel.
- Interpret department policies and procedures to new maintenance personnel.
- Assist in staff development. Formally and informally monitor performance personnel and ensure adjustments/corrections are made by using coaching, counseling, and discipline methods. Work with the Executive Director to resolve staff performance issues including those that may lead to termination.
Safety and Sanitation
- Ensure that fire protection and prevention programs are maintained by personnel in accordance with our fire safety policies and procedures.
- Ensure that maintenance personnel follow established safety precautions when performing tasks and when using equipment and supplies.
- Ensure that assigned work areas are maintained in a safe and attractive manner.
- Maintain material safety data sheets (MSDSs) for hazardous chemicals in the maintenance department. Ensure that containers of hazardous chemicals in the department are properly labeled and stored.
- Ensure that established infection control and universal precautions practices including hand hygiene, are maintained when performing maintenance procedures.
Equipment and Supply Functions
- Recommend equipment and supply needs to the Executive Director.
- Ensure an adequate supply of maintenance supplies is maintained to perform daily tasks.
- Ensure equipment is cleaned and properly stored at the end of the shift.
- Maintain inventory orders and reorders according to established policies. Place orders for equipment and supplies as needed.
Required Knowledge, Skills and Abilities
Must possess the ability to make independent decisions, follow instructions, and accept constructive criticism. Must be able to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the general public. Must be able to work with ill, disabled, elderly, emotionally upset, and potentially hostile people within the facility. Must be able to speak and write English in an understandable manner. Education and Experience
A high school diploma or equivalent.
3 years experience in a maintenance department in a health‑related facility.
Licensing/Certifications
None.
